Project Development

Project development is the journey from initial concept to completed construction—and we’re with you every step of the way. As the developer, we oversee all aspects of the process, including land acquisition, planning, financing, design, and construction management. Collaborating with a skilled team of architects, engineers, contractors, and subcontractors, we ensure each project meets its goals for quality, timeline, and budget. Our mission is to deliver sustainable, high-quality developments that reflect our clients’ vision and serve the needs of the community.

Consulting and Project Management

We prepare budgets for hard and soft costs, perform feasibility studies, obtain environmental reports, and obtain land use and building approvals.  We conduct thorough research and due diligence to create a budget to accurately determine if the project is feasible. Preliminary designs and applications are submitted and presented to the necessary government authorities.

Economic Development Incentives

Corridor uses economic development incentives to assist in the funding and development of many of our projects, such as:

  • Tax Increment Financing (TIF), which diverts some of the real property tax revenue to pay for the public infrastructure related to the project, such as roads, streets, turn lanes, water, sewer and sanitary utilities and related public improvements.
  • Special Assessments, which are charges made for sharing all or part of the cost of public infrastructure, to fund the construction of public improvements similar to the TIF above and for the payment of internal public improvements within subdivisions.
  • Community Reinvestment Area (CRA) tax abatement to abate real property taxes to make projects economically viable.
  • Programs such as Cooperative Economic Development(CEDA) that enable local governments to collaborate to direct tax revenues to facilitate economic development., without annexation being required.
  • New Community Authorities (NCA), a federal law enacted in 1977 to encourage depository institutions to meet the local government and private needs of each project.

Land Development

Land development is the process of transforming raw, undeveloped land into a buildable site ready for construction. As your dedicated developer, we manage every phase of this transformation—from planning and permitting to coordinating subcontractors and overseeing the installation of vital infrastructure such as roads, utilities, and drainage systems. Our team ensures the land is properly prepared, zoned, and optimized for residential, commercial, or mixed-use projects, making the transition from open land to a fully functional property seamless and efficient.
