• Corridor uses economic development incentives to assist in the funding and development of many of our projects, such as:

    • Tax Increment Financing (TIF), which diverts some of the real property tax revenue to pay for the public infrastructure related to the project, such as roads, streets, turn lanes, water, sewer and sanitary sewer utilities and related public improvements.

    • Assessments to fund the construction of public improvements similar to the TIF above and for the payment of internal public improvements within subdivisions.

    • Community Reinvestment Area (CRA) tax abatement to abate real property taxes for up to 15 years to make projects economically viable.

    • Various other programs such as Cooperative Economic Development (CEDA).

    • New Community Authorities, Joint Economic Development Districts and other programs to meet the local government and private needs of each project.

  • We consult with clients to provide advice and recommendations to purchase or develop property. We analyze properties to determine the highest and best use and negotiate with builders or sellers to prepare letters of intent and/or lot purchase agreements. Our expertise in creating master planned communities from beginning to end and our attention to detail sets us apart in our field.

  • We prepare budgets for hard and soft costs, perform feasibility studies, obtain environmental reports, and obtain land use and building approvals. We conduct thorough research and due diligence to create a budget to accurately determine if the project is feasible. Preliminary designs and applications are submitted and presented to the necessary government authorities.

  • We want to help our clients make effective and enduring decisions about real estate to maximize any potential return on their investment. Once a project budget is approved, we work in tandem with the financial institutions, attorneys, title companies and clients to finalize contracts and financing, so that construction may officially begin.

  • Each project, whether new or existing, is unique and we work with each client on a special fee basis. We offer joint ventures and investment opportunities.

  • Our team in the field, at the direction of Mr. Conaway, is responsible for overseeing the entirety of a project from start to finish. This includes working with contractors, architects, property owners, homeowner associations and city government officials to ensure each project meets its intended objectives and goals.
